Choosing a Listing Agent – Don’t make the common mistakes most sellers make and that is 

  1. Choosing an agent suggesting the highest price for your home 
                                  Or 
  2. Choosing an agent charging the lowest commission


Based on comparable and pending sales, an agent can suggest a price range that will attract a buyer. In order to get a listing , some  agents may exaggerate the price because they know a seller is looking for a higher price. Always ask to see the numbers of how they have arrived at that price. 

The earlier you receive an offer on your home the better where price is concerned. If your home is priced too high then it will sit and you will have to lower the price and eventually take less than originally expected had it been priced correctly. 


There are agents that will charge discounted listing fees. The old adage, “you get what you pay for” is definitely true in Real Estate as well. You want to make sure an agent is putting money into marketing for the maximum exposure for your home and with a low fee there is not much left for that. 


Under certain circumstances , we will however, negotiate a lower fee for instance if 

  • You are buying and selling a home at the same time
  • There is not enough equity in the home to cover a full fee


Also important are the numbers.  Ask to see the agents numbers regarding 

  • List price /sales price ratio
  • Days on Market
  • Price reductions taken
